The policies and procedures
of Youngs Suncoast Realty & Vacation Rentals are designed to ensure that we give
both you and our owners the best service possible. Please
read them carefully. If you have any questions, we will
be happy to answer them – just call 1-800-826-1213
or locally 251-968-7158.
RESERVATIONS
Some minimum stays apply
during peak seasons in the summer, spring and holiday periods.
Properties restricted to weekly rentals only must be rented
Saturday to Saturday. Some properties are restricted to
weekly rentals all year. Check with a reservation agent.
Monthly rentals are available
October through February and reservations include utilities.
Monthly reservations may not be allowed at all properties
during March. However, the early portion of March may be
available at a discounted weekly rate, if you are also renting
the property for all of January and February.
HOMES
Summer Season: Most beach front houses and duplexes are available
for weekly rentals only Saturday to Saturday.
Check the website or with a reservation agent for
last minute cancellations, for the possibility of less than
a full week rental, in the summer season.
Off Season: Most are available with
a 3 to 4 night minimum. Many “off-beach”
houses and duplexes may be available year around for less
than full weekly rental.
CONDOMINIUMS
Summer Season: Less than weekly stays may be available if reserved
after January 15th. Three night minimum stays
are available for certain properties.
Off Season: 2 or
3 night minimum stays available
for certain properties.
Check-in
Where:
Your check-in location will depend upon the
location of the accommodation you select. You will be
advised with your reservation confirmation of your check-in
location, address and directions. The following Properties
have On-site check-in. Boardwalk, Summerchase, and Gulf
Shores Surf & Racquet.
When: Between 3:00 PM and 5:00 PM on scheduled arrival date. Please notify us if you plan to arrive after
5:00 so we can make arrangements for late check-in. In peak season
some accommodations may not be ready by 5 PM. Properties
must be cleaned before releasing keys for occupancy and
therefore check-in time can not be guaranteed. Please
be patient should this occur
Why:
To check in, settle your account; pick up your accommodation
packet with keys and parking pass.
Late Arrivals: Upon your arrival, your accommodations packet
will be in our convenient late check-in box, provided all rent and applicable fees have been paid in advance as per
policy. If you will arrive late you must make advance payment
arrangements.
Check-Out
Where: Return keys to any Young’s Suncoast office
When: 10:00 AM. Departures after 10:00
AM
are subject to a charge equal to one day’s rent and tax.
Check-out Responsibilities:
See Rules & Regulations in your check-in package and
as posted in the property.
Leave property reasonably clean. Leave all kitchen
items such as dishes and utensils clean and in original
location, close all windows and doors and dispose of trash
in outside disposal locations.
PAYMENT REQUIREMENTS
To take
advantage of our EXPRESS CHECK-IN, payments of all balances
owed are due 15 days before arrival. If you are making a
reservation within 15 days of arrival, full payment is due
at the time of booking, to expedite your check-in. Personal checks will not be accepted upon arrival;
however, money orders are accepted.
We currently accept personal checks 15 days in advance of
arrival only, with your Social Security number; traveler’s checks, VISA, MasterCard
and Discover cards are also accepted. Payment must be made in a single payment from
one individual.
Security Deposit
Security Deposit amounts varies by property. A security
deposit plus a $30.00 non-refundable processing fee is required
to confirm your reservation and payment of this amount is
due within 10 days of the date of booking or the reservation
may be cancelled.. This deposit
will be applied to your rent at check-in and therefore not
refunded after departure. Multiple week rentals require
an additional deposit.
Cancellation and Change
Policy
15 days for condominium
daily or weekly rentals
90 days for homes and
duplexes in the Summer Seasons and Early Fall; 30 days in
all other seasons
90 days for all monthly
rentals
If it is necessary to
cancel your reservation, with more than 15 days advance
notice for condominiums or 90 days for beach houses, duplexes
(30 days in off-season) and 90 days for all monthly rentals,
all deposits are refundable, less a $30 cancellation fee
and except for the $30.00 processing fee. Payments with
less than the specified number of days notice will be held
for lost rent and result in forfeiture of the deposit, fees
and all pre-paid rent, unless the rental unit is rebooked
for the same rental period and amount of rental due and
payment of this rental has cleared. No refunds for early departure.
Any changes in the dates of a reservation will incur a $30
administrative change fee, in addition to the initial processing
fee, which is non-refundable.
Vacation Rental Insurance
Your reservation includes optional
Vacation Rental cancellation and interruption insurance.
The premium for this insurance is included in your advance
deposit. The premium is based on 6.5% of your total rent
due, applicable taxes and fees. If a hurricane warning is
issued during your visit, by local or state authorities,
and in the event of a mandatory evacuation order, you will
be instructed to collect your belongings and evacuate immediately.
Young’s Suncoast will make every attempt to notify you,
along with local media and authorities. Vacation Rental
Insurance is available as described herein to cover associated
costs before, during and after the unlikely event of a hurricane
in the immediate area. If you wish to decline this insurance
protection, indicate this in the notes section when reserving
your unit and please give us your date of birth. The date
of birth will be used as verification that you declined
the coverage. For additional information please
contact CSA Travel Protection at 866-999-4018 and refer
to plan code ICI 320. CSA will be more than happy to explain
the benefits and what is covered by the insurance.
Accidental Damage Waiver
All reservations include a mandatory accidental damage waiver
fee of $39.00 for condominiums and $49.00 for houses and
duplexes. The person named on the reservation and all guests
staying in the property will not be obligated to pay for
reported accidental loss or damage up to a maximum total of $1,500 per stay
for houses, duplexes and monthly winter guest for stays
up to two months, and; $1,000 for condominiums. Damage Waiver protection
is not available for long term rentals. The damage waiver is not insurance. Complete details of the damage
waiver are included in the reservation confirmation literature.
Under no circumstances should furniture be moved
inside or outside the unit or should items be moved from
one unit to another. The accidental damage waiver is not
available for non-family or large groups such as weddings,
reunions, corporate retreats, etc. Guest in these categories,
when approved, will be required to pay a security deposit
which is refundable, provided all obligations are met and
no damages occur to the property or furnishings during the
rental. Damage in excess of the above protections and intentional
damage will be the responsibility of the renter.
Tentative Reservation
As a PREFERRED REPEAT CUSTOMER, Youngs Suncoast Realty & Vacation Rentals
is able to make tentative reservations for future time periods.
All advance reservations are subject
to rates applicable at the time of actual reservation arrival
and the availability of units year to year.
No future year reservations will be honored at previous
year rates. Peak season reservations may not be held beyond
January 15th of any year without guest approval
of the applicable rate and submission by guest of required
deposits.
Occupancy
The number of guests, including children, is limited to
the sleeping capacity indicated by Young’s Suncoast. Exceptions
may be made for infants under the age of 2. Underage
individuals are not permitted to rent. Person checking in
must be the person who is renting the unit. Any reservations
obtained under false pretense may be subject to loss of
deposit and/or rent. Guests under the age of 25 must have
direct adult supervision at all times when on rental premises.
No loud parties, loud gatherings or illegal activities are
allowed. Motor homes or campers are not permitted to hook
up to utilities on any rental premises. Absolutely no unit will be rented to vacationing students who are
not accompanied by parent or guardian of age. Parent must
be actually staying in the unit with the students the entire
length of the reservation.
Eviction
Guests may be asked to immediately vacate rental premises,
without refunds or compensation, in the event of unnecessary
and loud noise (nuisance or disturbance), breaking Young’s
Suncoast or condominium association rules or other illegal
activities. Any reservation obtained under false pretense
and not adhering to minimum age and supervision requirements
is subject to immediate eviction without refund or compensation.
Substitution
We reserve the right to substitute
comparable accommodations without notice or liability should
the reserved unit be out of order or not available for any
reason. When comparable accommodations are not available,
renter will have the option of selecting from available
properties at the published rate or receiving a complete
refund of the reservation deposit and all pre paid rent.
Pet Policy
We love pets as much as anyone;
however, pets are allowed only in specifically identified
pet friendly properties and with applicable non refundable
pet fees. Pets are
not allowed in any property not specifically identified
as pet friendly. A pet or evidence of a pet found on
premises at any non pet friendly property will cause forfeiture
of entire rent and deposit and immediate tenant eviction.
Linens, Towels and Supplies
Bed linens, blankets, pillows and towels are provided, along
with a starter supply of soap and bathroom tissue. Daily
linen service is not offered at this time, except at a few
specified properties.
Furnishings and Decor
All rental properties are equipped
with central heat and air conditioning, dishwasher, microwave,
washer and dryer and basic cable TV unless noted otherwise.
Because the properties are privately owned, decor, style,
color schemes and furnishings will vary. There are no guarantees
that the standards provided by the owner are compatible
with those of the guest. Furnishings are subject to change
without notice. No refunds will be given for any appliance
or equipment malfunction. We will make every effort to repair
or replace as soon as possible during your stay.
Maintenance
Every effort is made to maintain
the accommodations in good repair. All repairs will be handled
as quickly as possible. No refunds will be provided due
to inoperable appliances or common area pools, hot tubs,
elevators or any other common area amenities, infrastructure
or equipment.
Keys
Keys must be picked up and returned to the Young’s Suncoast
check-in location. A $25 charge will be assessed for each key
not returned to Young’s Suncoast. A
service fee of $25.00 during normal business hours and $50.00
after 5:00 PM will be immediately charged to your account
if a key is lost or should Young’s Suncoast be called to
unlock a unit due to a guest being locked out. The guest
is liable for incurred expenses should it become necessary
to contact a locksmith.
Telephone
Telephones are furnished for local calls. Long distance
and directory assistance calls must be made collect, charged
to your personal phone number or paid by credit card. Note:
Gulf Shores Plantation guest telephones are
operated on a central switchboard system, and long distance
calls must be paid individually.
Parking Restrictions
Most condominium associations allow
one vehicle per unit. Most provide a maximum of two vehicles
for 2 or more bedroom units. However, some association rules
may prohibit. more than one vehicle.
Please consult our website or your reservation agent to
confirm the maximum number allowed. Condominiums
and most homes prohibit boats, trailers, jet skis and motor
homes. Please consult your reservation agent should
you wish to bring any of these type vehicles.
Any vehicle not displaying required parking passes will
be subject to being towed by the Building Owners Association,
at vehicle owners’ expense.
Grilling
Using outdoor grills is prohibited
on decks, porches, and balconies of all condominiums and
beach houses and duplexes. Most condo buildings, duplexes
and houses have BBQ areas.
Inspection/Showing of Units for Sale
We reserve the right to enter rental premises at any
time for the purpose of inspection, repair, or other management
requirements. In the event that the property you are renting is on the market for sale,
we may need to show the property during your visit. We will
make every effort to schedule the showing at a convenient
time. No inconvenience discount is allowed.
Additional Information
All units are leased without regard
to race, color, religion, sex, national origin or handicap.
Due to liability issues, we are unable to provide prospective
renters with keys to preview properties.
Prices, furnishings and taxes are subject to change. All
properties are privately owned, and the décor and furnishings
will differ based on the owner’s personal taste. We reserve
the right to change unit assignments if the need arises.

made every effort to ensure that all the information in
this website is current and accurate. We cannot be held
responsible for errors or changes made by owners in furnishings
and equipment.
